It's best to plan as far ahead in advance as possible if you're thinking of selling - but you can list within 1-2 days if needed! You can begin by reaching out to me and I'll do a quick evaluation of your home's price and marketable condition. Most of the time there are few to no repairs needed, other than cleaning and decluttering before your home hits the market. Setting up a pre-sale consultation will let us make the best plan as to how we can get you the highest return on your home within your desired timeframe.
You can absolutely begin by contacting me - we can make a plan and get you prepared by making a detailed plan that will help you win offers in today's market. Being prepared ahead of time is crucial to get your offer accepted. We'll also be able to discuss how you'll finance the property - if you need a mortgage, I've got many resources available that will be able to help you determine your approved price-point and mortgage type, these will indicate what types of properties we're able to search for!
Cash offers are always a strong option - and a great way to get a good deal on a home. If you are making a cash offer, you can skip the preapproval process (yay!) but you'll still need a proof of funds: a letter from your financial institution that states you have enough money to purchase the property you'd like to make an offer on. Legally, you'll be required to have a paper trail of where the money you purchase your home with came from at closing - preparing for this ahead of time will prevent any issues.
I know it seems like a disservice to you, and it's hard to wait patiently while homes are flying off the market, but having your proof of financing before you enter the home is important for so many reasons:
- First and foremost, proof of financing prevents you from missing out on a home you fall in love with - without a solid preapproval or proof of funds, most sellers wouldn't accept your offer. This is because taking their home off the market from other buyers can have a huge impact on their sale if it doesn't work out. Fairly enough, sellers want to know the offers they accept are solid & serious. With how fast the market is moving, it's highly recommended to be prepared to make an offer immediately when you decide a home fits your needs, or you may miss out to someone else who has already done their due diligence.
- It's also safety measure for me, as a real estate professional, and it protects the seller who is allowing strangers to enter their home. While we do know you're excited to view properties and you're probably an amazing person, knowing we're working with a serious buyer - not someone looking to do harm or window shop - is important in this industry to keep everyone safe.
- It's also an ethical courtesy to those who have already been preapproved - they're expecting availability to see those properties with either myself or their agent. Showing homes to buyers who do not qualify for them takes up time for those who have done their due diligence to prepare. As agents, we need to ensure we're submitting and receiving honest offers - proof of financing is how we can ensure that we are, to the best of our knowledge, providing sellers with a qualified offer or buyer.
- Also keep in mind that the sellers are cleaning, preparing, and leaving their home to let buyers in - they like to know that all of that effort is for a buyer who is prepared to make an offer if the home suits their needs. It's not fair to the sellers to go through all of that work if the buyer is not quite yet ready to purchase or not serious about buying a home at the time.
